Barndominiums lose and gain heat faster than traditional homes due to thin metal walls and large, open spaces. A single 12,000 BTU mini split may cool a 500-square-foot workshop area, but a 1,200-square-foot living space often needs two 18,000 BTU units. Ceiling height matters too; a 14-foot vaulted area requires more capacity than an 8-foot flat ceiling, even if the square footage is the same.

The flat pricing model simplifies budgeting. One split costs $1,500, two splits $2,500, and three splits $3,500, all-inclusive. These prices assume standard mounting on interior walls or trusses, with line sets under 30 feet. Longer runs or difficult exterior mounting can add cost, but those exceptions are disclosed before work starts, not after.

What Drives Up or Cuts Barndominium Cooling Costs

Insulation plays a big role. A barndominium with R-13 walls and R-30 ceiling needs less cooling power than one with no insulation, which can force oversizing the system. Electrical readiness also affects price. If the panel has a spare 20-amp breaker and space for a disconnect, the install stays within the flat rate. If the panel is full or outdated, a separate electrical upgrade may be needed, which isn’t included in the flat price.

Most barndominium installs finish in a single day. TDLR-licensed contractors handle the work, including mounting the indoor and outdoor units, running the line set, and testing the system before leaving.
