Why a Mini Split for a Roommate's Room

When a roommate works nights and sleeps during the day, or prefers a cooler room than the rest of the household, a central system can't keep everyone happy. A mini split installed in that bedroom lets the occupant set the temperature exactly where they want it. No fighting over a thermostat, no blowing cold air into empty rooms. The unit mounts on the wall or ceiling, and the outdoor compressor is quiet enough to not disturb neighbors.

Our flat price covers everything for a standard new install: the mini split unit, line set, electrical hookup, and a trip to Home Depot for touch-up paint if needed. For a single bedroom conversion, that's $1,500, which is often less than what a custom-quote contractor charges for a single zone. Most one-zone installs finish in a single day, and we test the system before the crew leaves. The only exceptions are very long line sets, a panel upgrade the house already needed, or unusually difficult mounting, and we tell you about those before work starts.

The Flat-Rate Advantage for Landlords and Homeowners

Unlike most contractors who require an in-home visit and provide a custom quote ranging from $2,000 to $5,000 per zone, we publish a single flat price for 1-3 zone installations. This makes budgeting straightforward for a rental property or a home with a tenant. The price includes the standard electrical connection, so you don't need to hire a separate electrician. If the room has no existing ductwork, that's fine, mini splits are ductless by design.

All installations are performed by TDLR-licensed contractors. For a single bedroom conversion, the crew typically arrives in the morning and finishes before evening. They test the system for both cooling and heating, since mini splits are heat pumps that handle Central Texas summers and mild winters without a separate furnace. If you are adding a tenant, they will have their own remote control and can adjust the temperature to their liking without affecting the rest of the house.

Questions

Can the tenant control the temperature independently from the rest of the house?

Yes. Each mini split zone has its own thermostat and remote control. The tenant in the converted bedroom can set cooling or heating to their preferred temperature without affecting the other rooms. This prevents conflicts over the central thermostat.

Does the $1,500 flat price include the electrical work to connect the mini split?

Yes. The flat price covers the standard electrical hookup from the outdoor unit to the indoor unit. If your home's electrical panel needs an upgrade to support the new load, that is an exception we would discuss before work begins. We do not perform panel upgrades ourselves; we can advise you on what to know.

What if the bedroom is on the second floor or far from the outdoor unit?

Our flat price assumes a reasonable line set length. If the distance between the indoor and outdoor units is unusually long, we may need to adjust the price. We will notify you of any such exception before starting the work, never after.
